Your role is to be caretaker and letting agent, residing in your own on-site residence in one of the hundreds of Town House, Home Unit or Condominium developments on the Gold Coast.

You can choose between a resort style Holiday Complex, a Permanently tenanted complex, or a combination of both.

Remuneration to you is by way of a monthly Body Corporate Salary boosted by commissions payable to you by unit owners. Other sources of income are also available (particularly in Holiday Complexes) through Cleaning and Hiring charges, Tourist Agencies and so on.

We can assist you in choosing your preference by preparing for you a cash flow analysis with particular emphasis on your lifestyle, ensuring that the income from your business is sufficient to service any borrowings you may require, while comfortably ensuring adequate funds for a continued lifestyle.

Finance to purchase Management Rights is readily available from the Major Banks and is usually limited to 80% of the value of your own unit in the complex together with 50% of the Business Purchase Price plus set-up costs.

Contracts to Purchase are usually subject to the following conditions-:

Written approval of finance by your lender of choice.

Approval by the Body Corporate. (generally your resume and written references are required for an interview with the Body Corporate appointed committee)

Issue of a Restricted Letting Agent's Licence by Queensland's Department of Fair Trading. To qualify for this Licence you will need to complete the required Level of Education at a course with the Real Estate Institute of Queensland (REIQ) or the College of TAFE. These courses usually entail two weeks full time study.

Due Diligence-: Verification of declared income to the business by a practicing accountant. Legal Due Diligence to ensure the Body Corporate Agreement and Letting Agreements are compliant and all Titles are correct.

Handover - Upon settlement a period of usually two weeks would be required of the vendor to be available to assist with training and a smooth transition.
